Purpose of TNREGINET Portal
The TNREGINET portal's Purpose is to provide a transparent and digital platform for all property and registration services in Tamil Nadu, allowing citizens to avail of these services without visiting government offices.
User Registration Process on TNREGINET
To register on the TNREGINET portal, please follow these steps:
- Visit https://tnreginet.gov.in/
- Go to the Registration section and click on User Registration.
- Now choose your user type (e.g., citizen, document writer, Advocate & Firm/Society Registration)
- Next, type your Username, Password and Security Q and A.
- Fill Personal Details (e.g., Name, Gender, Identification type, Email, DOB and Mobile & Id Number).
- Next, enter your permanent address - including state, district, pin code, flat number, street, and village or town.
- Fill in the captcha code and enter the OTP received on your mobile number.
- Now double-check all the information and click on the Complete Registration Button.
How to Search & Download Encumbrance Certificate (EC)?
- Visit the TNREGINET portal & login to your account.
- Go to E-Services and select Encumbrance Certificate > View EC.
- Choose search type: Survey, Plot/Flat & Ward Block Wise, or Document Number Wise.
- For Document Numberβwise EC search: select the Sub-Registrar Office (SRO), Document Number, Year and Document Type.
- For Survey/Flat-wise EC search: Select Zone, District, SRO, EC Start & End Date, Register Village, Survey No. and Subdivision No.
- Now enter the captcha code and click Search Button.
- A new page will open, click on the link to download the EC in PDF format.
Property Registration on the TNREGINET
To create and submit property registration documents through the TNREGINET portal, please follow these steps:
- Login to the TNREGINET Portal.
- On the homepage, go to the Create Application section > Create Document
- Select the type of property document to register (sale deed, purchase agreement, etc.)
- Fill in party details (buyer, seller, witnesses, representatives) with identity proof.
- Enter property details, including survey number, location, adjoining owners, and guideline value.
- Upload required documents and photos related to the property.
- Calculate stamp duty and pay online.
- Review and submit the application, then book an appointment by selecting the date and time.
- Visit the SRO Office on the appointment day for signing and final registration.
How to Check Guideline Value?
Guideline Value is the minimum value set by the government to calculate stamp duty and registration fees.
- Visit https://tnreginet.gov.in/ and click Guideline Value on the homepage.
- Select a date range and click on it (e.g., from 01-07-2024 for the latest values).
- On the next page, select the street, survey number, and composite value to view the guideline value.
- Next, select the zone, SRO, and registration village, then click the Search button.
- Use this Guideline value to calculate stamp duty and registration fees.
How to Book an Appointment on TNREGINET?
- Visit the TNREGINET portal.
- On the homepage, go to the E-Services section > View Token Availability.
- Now, select the Sub-Registrar Office, Date of Appointment, Time Slot & click the Search Button.
- Check the Token Number and Status: Booked or Available.
- If a token is available, book it and visit the SRO office on the appointment day.
Marriage Registration Process on the TNREGINET
- Visit the TNREGINET portal and create an account & log in.
- On the homepage, go to Registration > Marriage Registration > Create Application.
- Fill in marriage place details (village, taluk, district etc.).
- Enter complete and accurate details of the husband, wife, and parents.
- Add details of two witnesses (both sides) and the person who conducted the marriage.
- Select the Sub-Registrar Office and upload the required documents.
- Submit the application and save the payment receipt.
- After this, book an appointment and visit the SRO with all required documents for final verification.
How to Calculate Building Value on TNREGINET
- Visit the TNREGINET portal.
- On the homepage, click on Calculate Building Value.
- Now, select the building type, region, calculation period, insertion unit, and age of the building (maximum 60 years).
- Add the floor name, area (sq. ft.), material type, wood type, and roof type, then click the Add Floor button.
- Next, select the floor type, building amenities, compound wall, garage, and enter their respective areas.
- Click the Search button to view the estimated building value.
