The TNREGINET portal's Purpose is to provide a transparent and digital platform for all property and registration services in Tamil Nadu, allowing citizens to avail of these services without visiting government offices.

User Registration Process on TNREGINET

To register on the TNREGINET portal, please follow these steps:

  1. Visit https://tnreginet.gov.in/
  2. Go to the Registration section and click on User Registration.

  5. Next, type your Username, Password and Security Q and A.

  1. Visit the TNREGINET portal & login to your account.
  2. Go to E-Services and select Encumbrance Certificate > View EC.

  5. For Document Number–wise EC search: select the Sub-Registrar Office (SRO), Document Number, Year and Document Type.
  6. For Survey/Flat-wise EC search: Select Zone, District, SRO, EC Start & End Date, Register Village, Survey No. and Subdivision No.

To create and submit property registration documents through the TNREGINET portal, please follow these steps:

  1. Login to the TNREGINET Portal.
  2. On the homepage, go to the Create Application section > Create Document

  4. Select the type of property document to register (sale deed, purchase agreement, etc.)
  5. Fill in party details (buyer, seller, witnesses, representatives) with identity proof.
  6. Enter property details, including survey number, location, adjoining owners, and guideline value.
  7. Upload required documents and photos related to the property.
  8. Calculate stamp duty and pay online.
  9. Review and submit the application, then book an appointment by selecting the date and time.

Guideline Value is the minimum value set by the government to calculate stamp duty and registration fees.
